In the X Region of Chile. The closest cities (accessible by plane) are
Osorno and Puerto Montt, and the nearest pueblos are Segundo Corral(6 km. from the lodge, population 80) and Primer Corral (30 km. from the lodge, population 36). The latitude and longitude for this hotel for sale are: 42º05´23,3´´ S and 71º48´57,2´´ W. The location close to the Chile-Argentina border allows for easy access from both countries
Is the property located on a lake?
The complete property (both lots) has 5 km. (3.10 miles) total of lake and river coastline (4.5 km. of lake coastline and 600 mts. of rivercoastline), as well as a private beach.
What is the surface area of the land?
Two lots available, totaling 247.03 hectares (610.42 acres). One lot has 174.73 hectares (431.76 acres) and one cabin constructed, the other has 72.30 hectares (178.65 acres) and 7 cabins.
What is the price for each lot?
Each lot is selling at $2,000,000 USD.
If this property is so great, why are you selling?
We fell in love with this property from the first time we saw it, and we hate to sellit. But we have three boutique ecohotels in the Riviera Maya, Mexico, and we prefer to concentrate our hotel operations in one geographical region.
When was the hotel built?
Most of the cabins were built in 2006. The three cabins that were built before were all remodeled and renovated in 2007. All cabins are in excellent condition.
Is the hotel operating?
The hotel is fully equipped to open, but is not currently operating. We have closed operations until the property is sold.
What about food?
The organic farm and orchard on the property provides fresh fruit and vegetables for guests and staff.
What is the weather like in Ulaa Hotel Patagonia?
Don’t forget that in the southern hemisphere the seasons are 
"opposite" those of the northern hemisphere. That means that January-March is summer, April-June is fall, July-September is winter, and October-December is spring. Which airport should I fly into?
Though we are located in Chile, we recommend arriving through Argentina, at the San Carlos de Bariloche airport. This will probablymean a connecting flight through Buenos Aires. The property is also located just 6 km. (3.7 miles) from the airstrip in Segundo Corral, which is only a quick 40 minute flight from Puerto Montt, Chile to Segundo Corral.
Was the property affected by the recent eruption of the Pucón volcano in Chile?
No, this property is located in a very protected area, and was not at all affected.

Can I drink the water on the property?
Yes! All running water in the cabanas comes from the streams, whichare fed by glacier runoff. This is pure, clean water. When you are hiking around the property, take a straw with you, not a water bottle. All lakes and streams are drinkable and the water tastes great! This is your own personal Evian.
What is the performance/sales figures on the property for the last three years?
Unfortunately, we do not have this information available. Theconstruction wascompleted at the end of 2007, and we only received press visits during that year.

There are 8 cabins, 7 on one lot and 1 on the other.
What are your rates per night?
Rates vary from $75 USD per person in the low season to $240 USD per person in the high season, based on double occupancy.

Yes, and some cabins, such as the Guest House, have a full kitchen.
How far is the nearest town, or city?
The nearest pueblo is 6 km. away, population about 32. The town of Lago Puelo in Argentina, is a 45 minute boat ride away, and the town of El Bolsón, also in Argentina, is about a 15 minute drive from Lago Puelo.
How many employees do you have?
Right now, we have a minimum staff of three caretakers.
How many additional units can be built on that site?
This would have to be determined by presenting a project to the local authorities. We currently have authorization for ten units on the larger of the two lots.
Are there any restrictions on use or expansion?
This would have to be determined by presenting a project to the local authorities.
Will you consider a Joint Venture with our company to develop the property?
No, we are interested in selling the property.
Where do most of your Clients come from, are they local or International?
The hotel was never fully operating, and only received a handful of guests and media visitors, mostly from the US.
